Garage door sensor repair is a service that diagnoses, realigns, or replaces the safety photo-eye sensors that prevent your garage door from closing on people, pets, or objects. In Calgary, sensor adjustment starts at $120 + GST and sensor replacement costs $180 + GST — both with same-day service and no weekend surcharge.

Photo-eye sensors are a federal safety requirement on all automatic openers manufactured after 1993. When they malfunction, your door either won't close at all or reverses immediately after touching the floor — leaving your garage open and unsecured. Most of the time the fix is realignment, not replacement, and most of the time you can do it yourself before calling. We'll walk through how below.

Sensor Repair & Replacement Pricing

Most sensors just need realignment — replacement is only necessary if they're physically damaged or failed internally.

ServicePrice (+ GST)What's Included
Sensor Adjustment & Realignment$120–$180 + GSTCleaning, realignment, wiring check, calibration, full system test
Sensor Replacement (pair)$180 + GSTNew sensors, installation, wiring, calibration, full system test

Both services include a complete safety inspection of your garage door system. No emergency fees. No weekend surcharges.

How Garage Door Sensors Work

Safety sensors consist of two units mounted on each side of your garage door, 4–6 inches above the floor:

  • Sending unit (transmitter) — Emits an invisible infrared beam across the door opening. Usually has an amber/yellow LED.
  • Receiving unit (receiver) — Detects the infrared beam. Usually has a green LED.

When the beam is unbroken — both sensors aligned and clear — the green LED glows steady and the door operates normally. When something breaks the beam, the door immediately stops or reverses.

Why they exist: Before 1993, garage doors caused injuries and deaths when they closed on children and pets. Federal law now requires all automatic openers to include photo-eye sensors.

Why Your Garage Door Won't Close — Common Causes

In order of frequency based on our 23,000+ service calls.

1Most Common

Misaligned Sensors

Even a small bump from a bike, garbage can, or foot can knock them out of alignment. Signs: one or both LEDs blinking instead of steady.

2Easy Fix

Dirty Sensor Lenses

Dust, cobwebs, dirt, or moisture on the lenses blocks the infrared beam. Calgary's dusty summers and road salt spray cause this frequently.

3Calgary-Specific

Sunlight Interference

Direct sunlight overwhelms the infrared receiver, causing false triggers. Door works at night but not on bright afternoons — especially south-facing garages.

4Intermittent

Wiring Problems

Damaged, loose, or corroded wires between sensors and opener. Rodents sometimes chew sensor wires in Calgary garages during winter.

5$180 + GST Fix

Failed Sensor

Internal failure from age, moisture damage, or electrical surges. If cleaning and realignment don't work, one or both may need replacing.

6Opener-Level

Opener Logic Board

In some cases, it's not the sensors but the opener's logic board. On openers 15+ years old, board components can drift out of spec from years of thermal cycling — symptoms look like sensor failure but new sensors won't fix it. Our technicians diagnose this at the opener level during the service call.

Try These Steps Before Calling

Most sensor problems are simple fixes you can try yourself. We'd rather save you $120 than charge you for something you didn't need.

1

Check for Obstructions

Look for anything blocking the beam path: boxes, tools, garbage cans, brooms, shoes, toys, or cobwebs. Remove and try again.

2

Clean the Lenses

Wipe both sensor lenses with a soft, dry cloth. Remove dust, dirt, cobwebs, or moisture. Don't use harsh chemicals — a dry microfiber cloth works best.

3

Check the LEDs

Sending unit (amber/yellow) should glow steady. Receiving unit (green) should glow steady when aligned — blinks when misaligned or blocked.

4

Test for Sunlight

If the door works at night but not during the day, shade the receiving sensor with your hand while pressing close. If it works, sunlight is the issue.

5

Gently Adjust Alignment

If the green LED blinks, try gently adjusting the receiving sensor until the LED glows steady. Sensors have slight play in their brackets.

6

Check the Wires

Inspect wires from each sensor to the opener. Look for obvious damage, loose connections, or wires that have been pulled or pinched.

If these steps don't solve it, or you're uncomfortable working around the garage door system, call (403) 990-9536. We provide same-day sensor diagnosis and repair.

Warning: Holding the Button Is Not a Solution

You may have discovered that holding down the wall button forces the door to close even when sensors detect a problem. This is an emergency bypass only.

  • The door will close on anything in its path — children, pets, people, vehicles
  • You must stand at the wall button the entire time
  • It defeats the safety system designed to prevent injuries
  • It doesn't fix the underlying problem

If you're using the button-hold bypass regularly, your sensors need professional attention. Don't disable your garage door's safety system.

Calgary-Specific Sensor Problems

Our proprietary data reveals patterns unique to Calgary's climate and geography.

Sunlight Interference (333 sunny days/year)

Calgary is one of Canada's sunniest cities. South and west-facing garages frequently experience afternoon sunlight that overwhelms the infrared receiver. This is seasonal — worst in fall (September–October) when the sun angle is lowest and hits sensors directly.

Our fix: Repositioning the sensor, adding a shade hood, or switching to a sun-resistant model. Most technicians don't know to look for this.

Temperature & Moisture Extremes

Calgary's -30°C winters cause condensation on sensor lenses when a warm car enters a cold garage. Road salt and calcium chloride tracked in corrode sensor wiring. Summer dust storms deposit grit on lenses.

Our fix: Weather-resistant mounting, wire protection, and recommending periodic lens cleaning as part of annual maintenance.

Adjustment vs Replacement — Which One Do You Need?

Most sensor problems are fixed by adjustment starting at $120. Replacement is only needed when the sensor itself has failed internally.

Adjustment is the right call when

  • Door won't close but works with the button-hold bypass
  • Green LED blinks but cleaning and re-aiming didn't solve it
  • Door closes sometimes but not consistently
  • Door works in the evening but fails during bright afternoons
  • Sensors got bumped or knocked and won't realign cleanly

In these cases, the sensors are physically intact — they usually need cleaning, re-aiming, wiring check, or repositioning to deal with sunlight. Adjustment includes the full inspection and starts at $120 + GST.

Replacement is the right call when

  • LEDs don't light up at all, even with the opener powered on
  • The sensor housing is cracked, broken, or has water inside
  • Sensors are 15+ years old and failing intermittently
  • Wiring is damaged badly enough that it needs replacement too
  • Adjustment was tried and didn't hold

Replacement includes new sensors, new wiring where needed, full calibration, and the same complete inspection — $180 + GST.

How we decide on the call

We arrive, run the diagnostic ourselves, and tell you exactly which category your situation fits before we quote. If adjustment will solve it, we don't push replacement. If replacement is the only path forward, we explain why on the spot. Most Calgary garage door companies operate the other way — quote replacement at the call, then find out at the truck whether adjustment alone would have worked. Our published adjustment and replacement pricing means you pay for the work that actually happened.

Sensor Brands We Service

We repair and replace sensors across all major garage door opener brands installed in Calgary.

LiftMaster / Chamberlain

Most common in Calgary homes. We stock universal and OEM-compatible photo-eye sensors, check LED fault codes, and confirm whether the issue is alignment, wiring, or a failed sensor pair before replacing parts.

Diagnosed before replacement

Genie

Safe-T-Beam GS sensors and older Intellicode-compatible models. We verify transmitter and receiver signal, bracket position, lens condition, and whether sunlight is overwhelming the receiving eye.

Diagnosed before replacement

Craftsman

Sears-branded openers with sensor compatibility back to mid-1990s units. These often need careful wiring checks because older low-voltage connections can mimic sensor failure.

Diagnosed before replacement

Linear

HAE00002 sensors and current Linear Pro models. We test continuity, alignment, and opener-side response so you do not pay for sensors when the issue is actually at the board or wiring.

Diagnosed before replacement

Overhead Door

Code Dodger, OHD Anywhere, and current-generation systems. We carry common replacement options and confirm compatibility before installing anything on older opener setups.

Diagnosed before replacement

Sommer

Premium German direct-drive openers. As Calgary's authorized Sommer dealer, we stock factory parts including sensors and have direct technical support from Sommer for the few sensor issues that are not standard photo-eye problems.

Diagnosed before replacement

We stock universal sensors compatible with most openers on the truck, and can source OEM sensors for specific models when the universal isn't the right call. The diagnostic visit confirms which option works for your specific opener before we quote.

If Your Sensor Keeps Failing, Maybe the Opener Is the Problem

If you've replaced sensors more than once in the last 5 years on the same opener, the sensors probably aren't the actual issue.

The opener's logic board is degrading

The opener processes the sensor signal through a small circuit board that handles every input from the wall button, remotes, sensors, and limit switches. On openers 15+ years old, board components can drift out of spec from years of thermal cycling. The symptom looks like sensor failure — door won't close, false reverses, intermittent response — but the cause can be the board misreading correct sensor signals as faults.

Sensor wiring has corroded over multiple winters

Calcium chloride and road salt entering the garage in winter accelerate corrosion on low-voltage sensor wiring, particularly where the wire meets the sensor housing. By year 12–15 on original wiring, the signal can arrive at the opener intermittently degraded. Looks like sensor failure, isn't sensor failure.

What to do about it

If you're on your second or third sensor service inside 5 years, the conversation worth having is whether you're paying for the wrong repair. We diagnose at the opener level, not just the sensor level — checking board response, wire continuity, and signal integrity across the system. If the board or wiring is the actual problem, the math may favour opener replacement over another short-term sensor fix.

Why Calgary Garage Doors Stop Closing in Fall — The Sun Angle Effect

Every September, Calgary homeowners experience a puzzling problem: garage doors that worked all summer suddenly refuse to close. The opener light blinks, the door reverses, and there is no visible obstruction. This isn't a malfunction — it's photo-eye sensor sunlight interference, and we documented the physics behind it across hundreds of Calgary service calls.

Why Calgary's Extreme Weather Destroys Garage Doors

Analysis of nearly four years of our service records, cross-referenced with historical weather data, shows how Chinook winds and polar vortex events cause garage door failure rates to spike. Sensor electronics are part of that pattern — extreme thermal cycling stresses housings and wiring faster than steady cold ever would.

Sensor Repair FAQ

Sensor adjustment and realignment starts at $120 + GST. Full sensor replacement costs $180 + GST. Both include cleaning, calibration, and a complete safety inspection. No emergency fees or weekend surcharges.

Sunlight interference. Direct sunlight overwhelms the infrared receiver, causing false obstruction triggers. Calgary averages 333 sunny days per year — south and west-facing garages are worst hit, especially in fall when the sun angle is lowest. We can reposition the sensor or add a shade hood.

A blinking green LED on the receiving sensor means the infrared beam is broken or the sensors are misaligned. A steady amber LED on the sending sensor is normal. Try cleaning the lenses and gently adjusting the receiver first.

That's an emergency bypass only. The door will close on anything in its path — children, pets, vehicles. If you're using it regularly, the sensors need professional repair. Don't disable your safety system.

Yes — try the 6-step troubleshooting guide on this page. Most sensor problems are simple alignment or cleaning issues. If that doesn't work, the sensor may have failed internally and needs professional replacement.

10–15 years typically, but Calgary's conditions — temperature extremes, road salt moisture, dust, and UV — can shorten that. If your sensors are original and your home is 12+ years old, they may be approaching end of life.

Cold weather doesn't usually destroy healthy sensors directly, but related issues do. Frost can form on lens covers when a warm car enters a cold garage. Condensation can get inside older sensor housings where the seal has degraded. Wiring also gets brittle in extreme cold, especially where the wire bends into the sensor housing. If your sensors work intermittently below freezing but are fine in summer, moisture infiltration or brittle wiring is usually the cause.

Possibly, depending on the opener's age and repair history. If you've replaced sensors more than once in the last 5 years on the same opener, the underlying problem is often at the opener level — a degrading logic board, corroded wiring, or signal issues between the opener and the sensor pair. If your opener is 15+ years old and you're on repeated sensor service, opener replacement may make more sense than paying for another short-term fix. We'll diagnose at the opener level during the service call and tell you honestly which path makes sense.

Sensor service carries our standard written warranty for the completed work. If a part we installed fails prematurely or the same installation issue comes back inside the warranty period, we return and make it right. The technician handling any warranty visit is a GDF employee, not a subcontractor — the same employee model that does every job we book. If you have your original receipt, that's all we need to verify the warranty.
